real,estate should i get into real estate,is real estate a good career path should,i become a realtor,you need to know that 70 to 80 percent,of all real estate agents when they get,their license are going to flunk out,flush out fail out within 24 months,so the answer is odds are you should not,become a realtor,unless you can pass the five question,quiz that im about to get you,that im about to give you about whether,or not becoming a real estate agent is,right for you now,having said that i want to tell you this,that becoming a real estate agent i,think being a real estate agent is one,of the greatest career paths,on the planet if you have,what it takes so in this video im going,to lay out for you why you should not,become a realtor,and whether or not you should actually,become a real estate agent so,why should i not become a real estate,agent five things number one do not,become a realtor if,you are lazy,if youre lazy dont do it dont become,a real if youre looking for easy you think,youre going to get your real estate,license and youre going to come in and,make a lot of money fast and its going,to be easy money,you are,mistaken if youre looking for easy,money and you think you can be lazy and,succeed in real estate,it is not going to happen number two,do not become a realtor if you are,impatient if you,cant wait if you think i need to start,today and get paid in a week and then i,want to get paid every week after that,real estate is not the path for you okay,if youre desperate for a paycheck and,going like man ill get my real estate,license i got to get i got to get paid,fast,real estate is not the place that is,going to happen a lot of real estate,agents come in and they go months,without their first paycheck and then it,can be inconsistent,for a while even if youre good even if,you get the right training even if you,do the right stuff,it can still take a while and if you are,impatient or youre desperate for a,paycheck,real estate is probably not the path for,you to take as a realtor,right now you just have to know that,going in,so number three do not become a realtor,if,you are a d i y er,what is that a do-it-yourselfer and what,i mean by that is,if you think that you get your licensing,or like dont talk to me i got this i,i got a background in marketing i got a,background in construction i got a,background and whatever,and you think that youre going to come,in and figure it out on your own,good luck with that now im not saying,you cant do that,but im going to tell you that youre,going to spend a lot of time on your,back and a lot of time on your flat on,your face,if you want to succeed in real estate,being a do-it-yourselfer is not the best,way,to do it and most real estate agents,they come in and they come in cocky,and they think i got this because i got,some special background or i got some,special insider knowledge or inside,track or,whatever most of them are in,for a painful discovery that it is not,what they thought and they are not as,good as,they thought they were if you cant take,coaching if you cant take training,from a mentor from somebody whos,already been there and done that,it is going to be a long painful journey,for you ive seen it happen over and,over again,dont become a realtor if youre a,do-it-yourselfer and youre not willing,to take coaching and training number,four,do not become a realtor if you are a,quitter,if you are someone who gives up easily,if you are,one of those tryers im going to try it,out im going to try it,im going to give it a shot im going to,see how it goes if youre with somebody,that comes in and just comes in with,reservations and says well im just,going to kind of wade into it and just,kind of see if it works for me,youre going to get too many bloody,noses too many black eyes too many,disappointments,to make it okay real estate is for,people who can come in and have an adult,commitment and commit to a course of,action it says i will not be denied,i will not be defeated i will not fail,and i will not,quit if you give up easily and you get,discouraged easily,i am dead serious real estate being a,real estate agent is probably,not for you if you dont have some,emotional toughness,emotional stamina and mental toughness,you probably should take a traditional,career path and and get a boss,and that leads to number five why you,should not become a realtor,is do not become a realtor if you,are not driven,if you dont have personal initiative if,you cant get yourself going if you,dont know,how to kick your own butt real estate is,probably not the path for you,if you need someone else to kick you in,the butt to get you in gear,to get you mo i just need somebody to,hold me accountable i just need somebody,to,motivate me if thats you what you need,is not a business you need a boss,okay bosses are designed for employees,who need somebody to kick them in the,butt,and tell them what to do and make them,go do it but in real estate you are a,business owner,youre an entrepreneur you own the,business and pass,and fail or succeed is up to you and if,you dont have enough drive and you,dont have enough dr,of a dream to get yourself going and,keep yourself going through,the tough times through the times when,you want to get impatient,and be patient and push and keep going,and not give up,if youre not willing to push through,all that and you dont have the self,personal starting power to keep you,going the tenacity,the grit the drive the perseverance,to stick to it get another job my friend,go get a real job get it theres no,theres no shame in that theres no,failure in that,but real estate is probably not for you,okay now should i become a real estate,agent yes,if if you are willing to,work hard if you are willing to be,patient and know its going to take time,to get yourself going and,make money now you can make a lot of,money you can make six figures in your,first 12 months ive coached agents to,make,200 300 and one nearly 400,000 in their rookie year you can make a,lot of money but you,got to go in and come in with patience,so if you are patient if you are willing,to take,coaching and mentorship and training if,you are willing to push through the,disappointments,push through the failure push through,those moments where you feel discouraged,and not sure,what to do next if youre willing to,push through that and have the,commitment and the drive to win,no matter what then real estate might be,for you and,if you are willing to push yourself and,you got a dream,and you got to drive and you got to,hunger that nobody needs to push you,you show up and you say what do i do,next and youre the one that goes out,and makes things happen there is not a,better career path on the planet and,people ask well what about right now,is now a good time to get in real estate,and the answer is absolutely yes there,are going to be such,amazing opportunities out there theyre,out there right now and those,opportunities are only going to get,bigger,with all the craziness and the chaos,that is happening in our country right,now and our world,and whats going to continue to happen,in the housing market there are going to,be lets talk about buying leads okay,you know this is a subject that theres,a lot of contention and some realtors,love it some realtors hate it let me,explain why buying leads is good okay,first of all if you have this,expectation that everyone you meet is,always going to buy or always going to,sell its completely unrealistic no,matter where you meet them from the,internet in person referral whatever it,might be theyre not always going to do,it,and you should know that by now,okay especially if youre experienced,and the same thing happens for buyer,leads and seller leads that come off the,internet the point is to meet people,now,on a everyday basis you should be lead,generating when youre making phone,calls or your door knocking youre doing,something to get out there constantly,meet the next person constantly meet the,next person thats our business is to,constantly meet new people,and,when you buy leads,it creates a passive flow,of introductions,and that is the real benefit is that im,on the phone im prospecting and,prospecting im prospecting but now my,phones ringing,and its an inbound lead someone whos,has real estate interest of some sort,right it came from zillow came from,realtor whatever it might be,and again i build a relationship with,that person now,so it its not something that i would,say buying leads should be replacing,your entire lead generation strategy it,should be an add to,your day now if you add two its going,to really propel your business forward,so money you got to start thinking of,money as energy money is an energy okay,and energy cant be held still energy is,always in motion its got to move right,money comes in it goes out it goes in it,goes out every month you make money,every month you spend money thats,thats the flow of money right,but when you send when you use money and,put it into something like your business,youre gonna put it into the business,youre gonna spend it on lead generation,hey if you like and educating,them because whats stopping them from,taking action,its because they dont know they dont,know what to do they dont know how,theyre making it up as they go theyre,trying to figure it out theyre winging,it in most circumstances and theyre,asking their parents who havent bought,a house and who knows how long or,theyre asking their friend who they,just bought a house but theyre not,going to have the exact same experiences,as the person whos buying now or,theyre asking their neighbor or their,buddy or this person that person,theyre getting advice from people they,should not be getting advice from,right because you cant take advice from,all those people and expect to have the,exact same circumstances exact same,outcome as those people its just,unrealistic youre going to buy a,different house you have a different,life you have a different job you have,different income all different scenarios,but yet theyre going to get advice from,those people and expect to have the same,results it does not make sense the,person they should be getting advice,from is you,and thats why youre here to build the,relationship answer questions educate,empower them to make decisions so that,you can expect them to make the take the,right action to to do the right things,because now they know right imagine,boarding a plane and you and the pilot,doesnt know how to fly,right would you want to get on that,flight,do you expect that plane to take off and,land and fly smoothly,yes he might be able to figure it out,but that is not going to be a smooth,ride and thats whats happening right,now,your buyer or your seller whos never,done this before they dont know how to,do it and theyre going to learn to,trust you to teach them,so,this is the point im making were,always building relationships okay and,buying leads is an is an additional flow,of people to build relationships with do,not buy leads and expect to instantly,make money but if you put them in your,database you call them regularly you,stay in touch with them you build the,rapport they will end up buying or,selling or even referring you and that,is what were looking for here is its,you can make money in any way shape or,form but youre constantly trying to,build a relationship with people by,educating them and staying in touch the,more you talk to a person the more they,like you its just this just how life,works the more time you spend next to a,person the more you talk the more you,talk the more you find out you have in,common now all of a sudden you like the,person a lot more and then and again using,realtor.com I knew a few who had even,done some closings from it so as a brand,new realtor I was looking for ways to,bring in more leads and you know I,obviously heard about realtor.com so,sounded good figured Id give it a shot,so I called him up I set up a new agent,Im interested in signing up with you,guys you know how does it all work and,whoever I was talking to explain the,process how I would receive the leads,some of the other features and that sort,of stuff so it all sounded good and then,he said its a year commitment of one,year commitment as a new realtor that,sounded scary its like man what if this,doesnt even work you know Im committed,for a year I just didnt like the year,commitment thing but its like well you,know I guess Im going to commit to,it I want to get more leads Im gonna,see if this is the way to do it so I,signed up and everything the first month,I got a few leads never ended up closing,anything from him but got to about the,second month towards the end of the,second month and I noticed that I hadnt,received any leads that month and they,were about to withdraw the money for the,month so its kind of thinking like what,did I just pay for I didnt get any,leads this month so I decided to call,him up and see what the deal was every,time I called I talked to a new person,there was never the same person managing,my account I talked to this person and I,told him I have X amount of dollars per,month going into leads and he says all,right let me check your account and,comes back and says who told you that,and I said you know what do you mean,said who told you that that much money,was going towards your leads said well,the guy who signed me up said that I was,paying this much money thats going,towards leads and then he told me well,it doesnt work like that and he broke,it down for me and basically what it,turned out to be is that only 20 percent,of the money I was paid was actually,going towards leads the other 80 percent,was going to realtor.com for their app,or whatever the hell it was and theyre,like are you serious so at that moment I,realized that the guy who signed me up,had just completely lied to me and at,this point I still had like nine or ten,months to go in my contract and I had,just figured out that only 20 percent of,my money was actually going to leads and,so you can imagine how frustrating that,was knowing that okay I still got,another 10 months of this and thats,exactly why I was so sketched out in the,beginning about the year commitment is,for something exactly like this but I,knew I was stuck with it so I went the,rest of the ten months I got a,sprinkling of leads within that ten,months and never turned up anything,it was either unqualified buyers or,people who just never replied or people,who had set up showings and then,canceled people that you just never hear,back from so I got to the very last week,of my contract it was kind of shady that,in that last week all the sudden I,started,getting all these leads none of them,were good quality leads but I think I,got more leads in my last week then I,did the whole entire year because my,contract was about to expire and they,wanted me to renew for another year so,all the sudden I started getting all,these leads its like man thats so,shady,and of course by that point I was,definitely not gonna renew with them and,that money that I spent that year with,realtor.com I literally could have just,flushed it down the toilet and come out,with the same result and actually if I,would have done that probably would have,come out ahead cuz you know the time and,stuff that I put into each lead and the,whole thing was shady they outright lied,to me from the very first phone call now,I have seen agents who realtor.com does,work for him and I think Ive kind of,figured out how it works for them these,agents are shelling out thousands and,thousands a month into realtor.com and I,think what it is is theyre just getting,so many leads they probably get a lot of,crappy leads but just because of the,sheer volume of leads that are bringing,in theyre bound to get a few good ones,and so I think thats how it works out,for them but for anybody who doesnt,want to put in thousands and thousands a,month youre probably not gonna get the,results youre looking for thats just,my opinion,so after I got done with realtor.com,started looking for other ways to bring,in leads and so I thought about you know,their biggest competitor Zillow so I,decided to maybe try Zillow out maybe,Id get a better result you know Im,sure theyve got it structured,differently and everything so I joined,up and started advertising on Zillow and,Im gonna make a whole separate video,talking about that experience so Im,getting ready Aaron Kerman knows how to close a deal,he sold over six billion dollars worth,of real estate during his career making,him the number one real estate agent in,Los Angeles he even sold a single,property for 65 million dollars to see,what it takes to be the top realtor in,the City of Angels I spent a day with,err meeting clients and looking at,listings in some of the wealthiest,pockets of LA I am at Aarons the first,thing you need to know about Aaron is,that he is unabashedly selfish when it,comes to his morning routine Aaron cant,start the day until he has the Starbucks,in his hand he meditates for five,minutes by his outdoor pool and then,takes a quick dip when choosing his,outfit for the day he goes for comfort,over style my competition dressed to the,nines,at 9:45 his morning routine still is not,complete we hop in his Bentley and head,to the gym where hell squeeze in a,20-minute workout with one of his two,personal trainers our day officially,starts at 11:00 a.m. with our first,meeting but aaron has been taking phone,calls all morning from home and the car,hello we meet with a property developer,who wants to hire Aaron to sell a,fifteen million dollar home he and his,brother built theyll have a few more,walkthroughs before he decides to take,on the property our next two meetings,are with clients whose homes are nearly,ready to put on the market one to be,listed for about 20 million dollars and,the other one for about 33 million Aaron,does a walkthrough of both to assess the,staging and offer feedback love love,love love love I dont I dont like this,table,I hate the chandelier weve got to get,this down everythings disgusting an,important part of his job is helping the,seller pick a fair price for the,property Aaron can make suggestions but,the end of the day its the sellers,decision this particular home will be,listed for just under 20 million dollars,which Aaron approves of,what happens is if a seller price is too,high it sits on the market and we then,have to go to them and ask them for a,reduction in todays market we dont,want that we want to sell the house for,what its worth and get him on his way,hello the offer came in a million higher,than we were between meetings were in,the car which acts as Aarons second,office my car time is my work time we,are on the phone all the time its the,only time we can actually really catch,up on phone calls were running behind,all day but it doesnt faze Aaron are,you stressed no but I do need to make,some calls I need because were late our,last two meetings are in Bel Air where,big money LA is Aarons biggest property,sales have come here we spend just 20,minutes at the first Bel Air property,its still under construction and the,seller has a lot of work to do but the,infinity pool is an in bad shape,Aarons final appointment of the day is,with a potential buyer hes a,billionaire interested in a 65 million,dollar mansion Aaron is meeting with a,billionaire right now now I can see it,okay,I felt bad leaving you in the car for,that long fine I got to drive Bentley,its a 28 thousand square foot nine bed,17 bath masterpiece with a wraparound,reflecting pool and home cinema it even,has a hair salon and Wellness Spa,interacting with the super-rich is part,of his day to day some of the wealthiest,clients happen to be his most frugal,ones funny enough sometimes billionaires,watch more money than other like they,walked every dollar we make it back to,his office in Beverly Hills by 4:30 he,eats a late lunch steps into a meeting,and checks in with his team who helped,run his whole life I wouldnt survive,day in and day out if I didnt have,somebody doing my emails my calendar my,marketing my advertising my technology,Aaron hits home around 7:00 p.m. which,is earlier than expected he was supposed,to go to a listing party but it got,cancelled because of a wildfire in the,area there is no typical day in real,estate when we think we have a schedule,it changes 24/7 its just at the level,that we do people need you when they,need you they want you when they want,you and they want to see what they want,to see a big misconception is that all,real estate agents earn a ton of money,its a super competitive industry and,most agents make less than $50,000 a,year a top producer will make between,200 and 500 thousand a year and then you,have the very very very top which is a,select few that make more than a million,and then theres one level up which is,big mega brokers and theres not that,many in the world but there are a few,Im pretty lucky to consider myself one,of those,[Music]

lucas with us in san antonio hey luca,welcome,to the ramsey show how can we help how,you doing today thank you so much for,taking my call,sure whats up um im calling because i,am 28 years old,i have a wife and i have two little,girls and im looking to,start getting into becoming a real,estate agent but i dont want to be one,of those slime balls you know,and i just want to know what advice you,would have or any thoughts you would,have for getting into this in 2021,we have no debt paid for my wifes full,in all cash,and we own our vehicles the only thing,is that we live in an apartment,we dont have a house yet and thats,kind of wanted to know what your,thoughts were,im becoming a real estate agent what do,you uh what do you make a year,um this past year together with my wife,and i we only made forty thousand,dollars,okay what do you make and what does she,make,okay she makes so she makes um thirty,two thousand dollars,and this year since i lost my job in,2020,i was really working with immigrant,shelters and kids werent coming so they,laid us off so,i was kind of here and there with jobs,throughout the year trying to kind of,bring in what i could,so just total was forty thousand but,before i was seven years,the social service is making about,thirty six thousand dollars okay and but,today what are you making,at this moment okay today um,im making thirty if annually will be,thirty four thousand dollars,okay so youve gotten another job yes i,have another job right now okay,you said youre 28 correct 28.,yes sir good great well i think you got,a wonderful goal,uh why is it you want to get in the real,estate business,you know ive ive um i just i love,ive done the church thing ive been in,church kind of ive done the leadership,stuff i love making,um impacts with people and making,community and making connections with,people im a people person,and one sense i kind of want to be my,own boss um and i ive always had this,thing to want to become an entrepreneur,but ive always been afraid of it and i,feel like,real estate its not it just gives me,this,drive to want to be able to say hey i,can help people like myself whove never,had a home,and never see that come to life and be,able to be on the other side of that,very good okay well i think you should,do it,uh if i can figure out a way if im you,im going to do it incrementally not all,at once,meaning not walk in and quit your day,job so i would start talking to real,estate brokers in your area,and see if you can get on theres a lot,of,high production real estate agents like,the ones in our elp program,that might have a two or three person,team,and they one of those people might have,an entry-level position where you get,licensed and you do some of the grunt,work around the real estate business and,learn the real estate business,working for them and thats your,thats your gateway into moving out on,your own eventually,okay but finding a broker that will let,you incrementally learn this and,some kind of part-time or joining a team,for some kind of minimal guarantee,while you get your license and learn the,business being mentored,like an apprenticeship in a sense if you,can get engaged in something that feels,like that,then thats gonna do it the good news is,you dont have to sell a lot of houses,to make thirty four thousand dollars,so uh but but youre a long way i mean,you gotta get licensed,youve gotta learn a lot of stuff you,dont know today uh before that first,sale is going to occur,and so you need to get under somebodys,tutelage and i can see where,you would think im just going to go out,and start selling houses,and theres a lot of things behind the,scenes that you just got to pick up,right,yeah and in this world today the,marketing in the real estate business,is not its not just as simple as saying,yeah theres a full you know digital,platforms theres,methodologies that youd use for,gathering clients and communicating with,clients and,um a lot of that costs money yeah and,you know getting plugged into that stuff,and learning how to do that in todays,real estate world,um you know a lot of people dont even,use a phone,uh you know theyre just theyre texting,i mean they use it for texting or email,and,but the number of times someones,talking on a telephone,in our world today is a lot less than it,was five years ago,and thats certainly true even where,theres a lot of people interaction,um you know i bought a piece of real,estate uh,last week and im closing on it tomorrow,and um as an investment,and um ive not had a telephone,conversation,i wont be at the closing itll all be,done digitally,uh everything will be wired you know and,thats a different world than when i got,my real estate license in 1978.,so those are the kinds of things you got,to be able to get your head around,if youre going to move into this luca,but i think you should and could do it i,think you can do it dont you,got a special heart man absolutely and,uh,i love they dont they dont have a lot,of money they dont make a big salary,and theyre still,cash flowing theyre still grinding it,out hes got two little girls that,theyre taking care of i just i love the,spirit and,man i got lucky with a real estate agent,with great character,and i want to see more of them out there,so go get em man amen
