hello everyone today im going to review,this um coconut jelly frozen coconut,jelly,that i bought from b t food center,so um some time later on enough,it is on sale and today,the discount price is 288,and the original price is 3.99,well i came to the food center so many,times but before i didnt pay any,attention to this product and on that,date um,i saw them white guy like he bought,a lot of this,jelly so i thought that i,i would give it a try and um,it surprised me,to see that i have to keep this frozen,and this is,i just i just take it out of the fridge,lets um unpack it,[Applause],so it comes with a plastic spoon,oh god,[Music],i think im gonna have to leave it here,for like,an hour or so for it to defrost,before i can enjoy it i should have,you know taken it out of the fridge,probably like two hours ago so,lets wait to see um how it will turn,out,so this is the chairway that i have left,outside,for over two hours,it doesnt really look like jelly to me,honestly,its a little bit mushy and uh,you know this is the coconut juice,which is amazing actually,wow,it is really sweet and,it tastes almost similarly to,fresh coconut the one that you know just,had been just dropped out from the tree,i really miss drinking coconut juice,when i was still back in vietnam,right,so we have some of them,the meat probably right here oh,lets build some,wow amazing,this is most suitable,for a hot day,like today,this is probably the jelly yeah,so honestly to me this,this is just like frozen coconut juice,in the meat inside,but i think like in the future if um it,is,still on sale then um im probably going,to buy some more,right thanks for watching my video,if you like the content please press,subscribe to support me,goodbye,[Applause],[Applause],you

whats up pickle pigs okay,tell me if this situation is at all,familiar to you,you get a sale either youre on your,website you get a sale or youre at a,vendor event youre at a show a festival,something like that and someone walks up,to your booth and wants to buy something,its the best feeling ever right,especially when youre starting and i,dont know like when im at vendor,events every time every time i get a,sale be it vendor via etsy website be it,funnel im so excited,because i get to make someones day,better i can get i can help someone with,their confidence and being the hero of,their life but thats like not getting,to that,so excited and we open up be like okay,what they get,and its,one thing,anyone else,youre like oh,thats great okay im gonna ship out one,thing,um,big grief they bought more things,especially,be great if they want more things right,i cant be the only one thinking this,and what it really comes down to what,im really thinking in the back of my,head is like oh,that average cart value sucks,its gonna take a lot of just one things,to make it to my financial goals isnt,it,so,im here to tell you it doesnt have to,be that way uh because,there may be ways that you are,inadvertently and ive done it too,cutting off the sale,early,so that is time to say before we get,into that as well you know my name is,pickle and welcome to the handmade how,home for handmade 300 day or a 30 day,whatever like whatever hits that top,ceiling number for you youre like oh i,beat a number that i havent done before,and i had been chasing that for a while,and i obliterate i like blue straight,past 2500 and blue 3k and it was amazing,my god we were excited we were exhausted,and um my family has a rule when were,doing shows my family my business,whatever that when were doing shows we,pack everything down i dont know the,grand total numbers yet we get in the,car were driving off and um i have to,wait until we are on either familiar,roads or its gonna be a while until the,next google maps uh direction because,im the navigator and,that is when i will run the numbers and,like everyone in the car takes a guess,at to how well we did that day or not,and,like for online im the only one who,cheers to online sales so we gotta have,like the group cheering for the the,physical the in-person sales and we run,a game for and everything and blah blah,blah but so this time mom and i are,heading back to the house and uh,we find out we run the numbers like oh,my god we broke 3k this is amazing and,we traded part of the whole way home the,next day when i was like actually,writing in my show reports and doing,more than just like compiling the credit,card information and getting all the,cash information and all that stuff,theres probably simpler ways to do what,i do but,its just how i do it at this point and,im running all the numbers im doing,things and i,take up my total sales and i look at um,average order value average cart value,that was coming in,and it was averaging 25 dollars and im,like,whoo,like oh my god okay we had a 3k day but,it takes a lot of 25 orders to make it,to a 3k day i mean this was average so,we definitely had cart values that were,lower my products start at five dollars,for a kids necklace and go all the way,up to i think my most expensive right,now is um a 500 glove so,i run the gamma in there with most of my,well,at that point most of my orders are,coming in were averaging around the 25,point and i was like,we beat 3k now were going for five and,after that were going for ten and just,as im visualizing and like putting us,out to the universe this is what i want,next this is where were going,and then a little part in the back my,head is being like melissa,you are going to die in the studio if,you have to fulfill a 10k day on 25,products,thats a lot of manufacturing my,handmakers out there you know it my,sources youre like,this is why we source we dont make,so my handmakers out there you,know which because we have dreams right,we have these goals i am chasing the two,comma club board thats a million,dollars im not going to get there on 25,sales,im not gonna get there on 25 jewelry,sales so,this was like a [ __ ] mental shake of the,shoulders and a wake-up point that,melissa um we gotta do better than this,we need to raise that average cart value,to make getting these high number days,easier to accomplish and less,if not less labor intensive at least at,the same amount of labor intensive so i,went to work,i mean this was really hard this was the,start of my extreme busy season but,still went to work and we did things,like changing prices,and that was great like we raised prices,okay so stuff went up a little bit,um,and then we started making i started,putting a focus on making sets,sets bundles stuff that went together,whether it directly matched or things,followed a theme,it was good,so we tried doing that and that started,to help,um,and then i read the book,go for now yes this is a book review,hahaha i tricked you um read the book go,for no and right pretty much near the,beginning he tells a story that just,went oh my god that is the missing piece,that is what im doing,wrong here,and its something that i see on,an in-person shows i witness it when i,shop with other in-person vendors and i,see it online all the time as well this,little story this book now if you do not,have this book go for now by richard,fenton and andrea waltz,get it its like 70 pages itll take you,an hour to read but its an hour that,can change your life i promise and,change your life change your business so,near the beginning of the story,or this book,and like the story is is silly but the,principles are amazing so,near the beginning of the story uh the,guy talks about being hired and being,the new guy working in a mens retail,shop so,um like high-end stuff suits and all,that,and the boss comes in,and hes asking the guy how did you say,and the guys all proud he was well yeah,i just made it i just did it might have,even been a 3k sale i dont remember we,just did this amazing sale and he starts,listing off all the stuff that the guy,bought and the boss is not alone not,alone nodding along and at the end of it,he goes thats great um,how did you know the shopper was done,and the guy,i dont remember any characters names,the guys like what do you mean he spent,like three or five thousand dollars the,boss again says well how did you know,that the guy was done shopping that the,customer was finished and they didnt,want to buy anything else,and,the sales guy was like well well i dont,know he spent a lot of money,he he did like like we made this huge,sale like just he couldnt wrap his mind,about it what is his boss telling him,the boss is telling him that we dont,get to decide when the customer is done,shopping that is the sure fire way to,small car values,we dont get to decide when theyre done,the customer decides when theyre done,shopping now we have ways to like move,the customer along well get to that,later um,we are the ones who decide if the,customers are shopping here not or the,customer is the one who decides that,they are done shopping not us and the,fastest way we can kill a sale is by,saying great can i ring you up,or is,like just making that assumption and,moving on to the next customer,so,oh this is so hard and it really when i,say its our fault it has all to do with,us and not with our customers really,because,when this happens usually a customer is,reaching our financial,break point,every single person has one for,everything on the as real estate has gotten more expensive,people are looking for more affordable,options like buying their own piece of,land,and living off the grid not all,off-the-grid property is created equal,and today were going to be going over,the dangers of buying certain types of,off-the-grid properties,and which ones you should absolutely,avoid whenever youre going to any,property,make sure you walk the entire property,line to see if theres any kind of junk,or things that need to be removed from,the property now you may think that,youve won the lottery if you come up on,a structure on a piece of land thats,supposedly,vacant and youre looking to get off the,grid but it already has like utilities,attached to it so if you were thinking,kind of only going,like half off the grid and having you,know county water and sewer,problem is this to remove one of these,structures,is going to cost you as a buyer a lot of,money,so always walk the property line the,whole entire property line,all the way around back and forth to see,if theres anything on that property,that you dont want there so that way,you can negotiate to have that removed,by the seller,at the expense of the seller not to you,as the buyer and not walk it just the,one time i want you to go there,once its raining i want you to go to it,when its snowing i want you to go to,it when its sunny because youre going,to want to know where the low parts and,the high parts are,on that piece of property wonderful your,piece of property that you found is,really close to water,but do you actually have water access to,this are you allowed to use the water,from,this canal if you find a piece of,property and it butts up to a river,that doesnt mean you get to use the,river water on your property itself,you might have it all the way up to that,line and then right at the shoreline,the river belongs to somebody else so,make sure that you have rights to that,specific water ive seen it where even,utility companies have access to the,water but you dont so you cant even,put your,your dock out there because it doesnt,belong to you one of the best pieces of,advice i heard from a person that lives,off the grid,was you do not want a piece of property,too close to society,and you dont want one thats too far,away and what he meant by that was,he he didnt want one that was too close,to the city where he could hear the,hustle and bustle of everything,but he didnt want one that was too far,away where he couldnt get to a local,hospital or he couldnt get to the local,home depot within,a 30-minute drive heres something that,most people dont think about when,theyre living off the grid,how close is the closest fire hydrant to,your homestead,you dont want anything to happen to,your home and it catch on fire and its,so far away from a fire hydrant that,your house goes up in flames,thats something youre going to want to,consider if youre planning on living,off the grid,my camera is a little off angle but you,know what i mean,so i know that if you probably watch,this video youve probably watched five,other videos about living off the grid,and i know a lot of those videos will,tell you not to use a real estate agent,granted i am a real estate agent and im,advising you to use one,if youre not going to use one this is,what i will advise,make sure the piece of property that,youre buying is actually being sold,by an illegitimate seller there are,websites out there that have,land for sale and it looks very official,you even go through this whole process,with a contract,and you think that youve purchased this,piece of land,only to find out when tax season comes,around you dont own it and you never,did,so i just want you to be very very alert,and aware of the piece of property,youre buying,make sure the seller thats selling it,actually owns it the best way to check,to make sure that those people own it,is to go into the local tax records,their public record,its very easy to find just type in the,address or the lot number,and look in that specific area and you,can see who the owners are,and who the owners were previous all the,way down i know a lot of people are,gonna be looking,to do owner finance and when you do a,loan or finance they ask for a large,deposit,and you make payments over time which,means you wouldnt have the deed,necessarily until the end of the period,of the loan,if the person youve been paying all,these years didnt own that piece of,land,who are you exactly paying and whose,property are you living on anyways,so please check that out please i,implore you as a real estate agent one,of the biggest things that happens with,a lot of,properties when youre looking online,you dont understand if it has,access to it and if it does have access,to it you have right to that access,whenever youre researching a property,find out what the access to the property,is,and who owns that access so that way you,know if you have to maintain that road,because its going to belong to you,after the sale of the property another,thing youre going to want to know if it,doesnt belong to you,are you going to be able to be granted,access by the person who actually,owns that road itself these are the,things you need to research ahead of,time,so that way you know if this is the,right property for you and youre off,the grid home,so lets just say the piece of land that,you got is like way out in the middle of,nowhere bill,think about one thing were gonna get,your mail can you,get a mailbox on your property or youre,going to have to go to the post,office and pick it up at a p.o box is,that something that even bothers you,and especially if youre looking for an,eco-friendly type of homestead,having to travel and use that gas to go,get your mail could be,a real problem so thats something to,consider when youre looking at some of,these off the grid properties,now for some people that are living off,the grid trees are extremely important,to them,because they like the shade now for,other people that are living off the,grid,its extremely important for them not to,have any trees because theyre trying to,collect as much solar power,and wind power as possible you can,always look at weather maps to see how,much wind,actually goes through this specific area,to see how much,wind energy youre going to be producing,and youre going to be able to find out,how much,uh sunlight comes through as well man,its busy on the river today,now theres tons of websites when it,comes to finding pieces of property,you can always look at zillow and,realtor.com but theres ones that are,specifically,just for land like this one right here,ive said it before in previous videos,and ill say it again,one of the most important things you can,look at when youre looking at a track,of land,is the zoning so you can have a huge,track of land and part of it is,considered mixed use,some of it is considered agriculture,some of it is considered wetlands,so when you see the price of the land,and youre thinking wow thats a great,deal for 120 acres,and you only find out that only like two,of those acres are you know available,for you to build and they happen to be,in the middle of nowhereville,theres a reason why that that piece of,property was so expensive,another trick you want to know about,buying an off the grid property,is remember when i told you before to go,look at the tax record to see who,actually owns the property,they give you a tax evaluation of how,much that piece of land costs as well,so even though the taxes are always kind,of a little off,on the rolls it will be close enough and,if theyre way off,lets just say the taxes only say that,piece of property is worth 6 000,and theyre asking 25 000 thats some,negotiating room do you know that even,the tax hi this is jason keeler here the,property review show welcome back,and we are in maine usa and this,is a main property i mean this is going,to blow,you away are you ready here we go so,lets check out the agent first,lets check out the agent jasmine,moulton from,sothebys and theres her contact,details in portland usa,lets look at the location but now lets,look at the house i jump straight off,the location because i want to see,the house are you ready look at this,look at it oh you cant really see it,lets scroll that up a little bit,further for you,lets go straight to the photos lets,get straight in there,and uh get into hope island this is,number one,hope island do you feel like having your,address is number one,well this is the home for you do you,like the color red and green,do you like that and a bit of blue this,is the place,for you that all rhymes so here we go,red roof,at a mansion number one with a road all,the way around,this amazing stone reef coast sort of,feel,and pine trees all about and its in,maine,and it is just incredible ready to go,lets have a look around,look at that from the front that is,impressive look at the sky here looking,so good,palm pine trees everywhere big,landscaped area it looks like something,the president of china would own it,could be chinese owned look at the,look at the red roof there and they,could afford it too,uh there we go and into oh theres an,american flag so it cant be there we,have american flag,and really nice is this a bowl of fruit,up here no it isnt but it looks like,one from there,quite unique landscaping but this house,wait for it is impressive inside,big parking area not sure how you get,your cars there or your guests there to,visit,but there might be a car ferry youd,never know,and look at that red roof it is making a,statement it wants to be seen as a,beacon,in the whole area in maine there theres,you theres your red scooters to head,around your own island,number one hope island and so far it,sort of looks like oh yeah that looks,pretty amazing but,lets go inside and look at this a bar,area wrapping around the staircase,and that is pretty cool the chairs look,amazing and so does the bar,itself lets see if we can zoom back,here were getting a little bit carried,away with the zoom in,and lets pull it back a little bit so,here we are,and the bar area great windows and a,very nice,area indeed i love this curve here and,it all fits well looks like a steak,restaurant well you know some of them,have all this paneling,in the usa look at these leather couches,sofas i should,chairs i should say look at them and,just beautiful,for plenty of leg room there and,look at the light fittings as well and,then bookcases this is a custom built,home,number one hope island at ten and a half,million dollars,and this is the most expensive three,bedroom home i have ever seen,so three bedrooms but huge look at this,dining area ready for a big party,and thats going to happen here i can,tell you that probably has plenty of,times lots of cabinetry,pretty impressive listed with sothebys,and look at this kitchen,fit for a president mr china himself,and look at the extractor fan here then,extractor back here,big bank of cupboards up and down lots,of drawers for all the cutlery and items,stone bench top a big oven a double,doored,and then youve got your fridge freezer,there as well,so really ready for those nights of,entertainment and entertaining guests,who,come onto the island and want a great,time,look at the staircase quite a unique,style of,carpet very feminine but very nice in,that,velvet look and then up the staircase,the rails look amazing,beautiful turning here and then up the,top to a set of double doors,very nice home for sure theres all that,paneling looking out to that extensive,view love the chairs,love the regal feel of this home it is,certainly stately ten and a half million,dollars,here we have one bedroom of the three,and you can see light fittings looks,like its something out of chairs bar,in boston and uh there we have it,and then a full poster bed and beautiful,and high,uh very nice in that chair looking at,the television for sure this is good,into your own gym area,and then up into a spa pool and it looks,like there might be a,sauna there too well have to take a,closer look and see how amazing this,three bedroom home is so its a,its a uh special bath here for someone,who could be older,and this is to take great care at,getting up these very slippery,uh stairs here into the sunken bath with,the green,uh tile there for sure just very nice,very very nice top of the staircase its,looking looking,powerful and theres lots of cabinetry,around the side lots of light fittings,theyve gone crazy on the lights,but it sure is an amazing house bedroom,number two of the three,and there we have a substantial bed with,some traditional regal,carpet with a big window very nice for,sure,into the bathroom black uh black,bathroom where,and then a rail again must be an older,uh resident here,and then possibly and then looking out,over the view i mean you dont see many,views out of a bathroom,like that one that is just special for a,getaway from everyone else look at this,wow,thats pretty amazing road and the tree,growth is,wonderful as well fenced in there for,the dogs,and just moving along to it looks like a,house that could be on site here,seeing that railing coming in again for,support,and to get around the place for an older,person or possibly,a disability of some sort then weve got,this sort of wine bar,area uh night bar sort of thing with,this amazing,lamp shade and bar area so very nice,uh hope island is looking good number,one hope is,this just a different feel they got,their own chapel on site for weddings,you want a wedding or a church service,its all there on your wonderland and,think about it this is your own island,in maine look at that that is just,wonderful look at this church that is an,absolutely,beautiful example of architecture,and just serenity getting away from it,all having peace,with god and enjoying amazing piece of,real estate in maine,one hope island well now thats got a,church there i guess it is hope island,and thats for sure lots of hope here,the pews are looking good weve got some,amazing pictures,these light fittings are just incredible,i am,impressed whether you are a religious,person or not this is impressive,you must say someone who believes and,supports what they believe in,and there we have it a nice jetty out,with american flags,a patriot for sure showing off their,amazing house and boat as well,and the water is pristine as well lets,go back there and have another look at,that shot,so beautiful water out here lovely and,clear,very nice very nice for sure there we,have some nice uh jet streams up in the,sky,and then this love coastal rock here,which is very nice of the pine trees in,the back,and the whole place theres that,signature red,as they enjoy their home this tractor,looks like a toy one,it just looks like that because it looks,so small against this huge barn,and looks like uh horses possibly yes,weve got horses on here,but this is a real size tractor and,lets continue on,to see what else we can find weve got,about 18 pictures left they got their,own hay bale production here,and its looking quite fine this island,keeps getting bigger,and bigger all the time look at that,horses on site a donkey there as well,being a real ass,and of course there we have it gable,should i say uh fences just absolutely,wonderful,and the red signature is back in there,again look at the views,just amazing sothebys this is an,incredible listing,all the gear is here and im not sure if,that comes in the ten and a half million,i doubt it but you never know,and a lot of eggs for you and of course,uh look at this,turkey shoot yeah thats for sure,already for,thanksgiving and then a peacock looking,stunning
